Sobha as a counterparty: what is published
Which Sobha you would be contracting with, what the Dubai company publishes about its handovers and sales, the one claim of its own we will not repeat, and where our knowledge stops.

The company
Two companies with one name
Sobha Realty in Dubai is private and files nothing. Sobha Limited in India is listed and files with its regulator. They are not the same company and their figures are not interchangeable.
The group starts in 1976 in Oman, where P. N. C. Menon founded an interior fit-out firm. Sobha Developers followed in Bangalore in 1995 and is today the listed Indian company. Sobha Realty was founded in Dubai in 2003 and describes itself, in its own words, as privately held.
The confusion is worth naming because it is common in other people's copy: the market capitalisation quoted for Sobha belongs to the Indian company, and placing it beside a Dubai project misstates the size of the developer who would actually be building it. No financial figure crosses between the two on this site.

Who signs
One legal entity, and a model the company describes itself
Sobha says it keeps design, engineering, construction, interiors, facades, glazing, joinery and furniture manufacture inside the company. That is its own account of how it works and we cannot verify it; we carry it as its claim.
In the Land Department's register its Dubai projects stand under a single entity, Sobha L.L.C. That is unlike DAMAC, which registers each phase to a separate project company. Neither arrangement is better in itself, but it is the entity in the register, not the brand, that signs and holds the escrow account.
The register also uses its own place names: Sobha Hartland is filed under Al Merkadh, not under Mohammed Bin Rashid City. Ask us for the register entry and you get the entity, the project number and the escrow account.

Its Dubai menu lists Hartland, Hartland II, Sanctuary, Central, Elwood, Reserve, Solis, Orbis, SeaHaven, One, Verde, The S and Skyparks, with Sobha City in Abu Dhabi and two developments in Umm Al Quwain. It puts Sanctuary at AED 50bnSobha and Sobha City at AED 40bnSobha, both its own figures.

Where our knowledge stops
One of these is a claim the company makes and we decline to pass on, which is a different thing from a gap.
Sobha is quoted saying it delivers all its projects on time. We have no way to test that, and written down in a sentence about a purchase it reads as a guarantee, so it appears nowhere on this site, neither as a quotation nor in our own words. What the register does show is a small number of finished projects with dates on them, and a small number is not a record.

it is private and publishes none; the listed Sobha Limited files in India and is a different company
- Ownership structure—
only the word privately held and the founding family are documented; the shareholding itself is not published
- Payment plans—
published for none of its communities, which is the one gap that prices and floor areas cannot close
- Project and escrow numbers—
not published on the developer's site; they exist and have to be requested from the Land Department project by project
- Release dates—
the newsroom prints a day and a month without a year, so a release is only usable when the year appears in the dateline inside the text
