Who signs the contract when you buy from DAMAC, what the company publishes about what it has delivered, why its own totals disagree, and where our knowledge of it stops.

The company
Private since 2022, and what that means for you
A private company publishes no audited accounts. Nothing on this page has been through an auditor, and we would rather say so than imply otherwise.
DAMAC Properties was founded in 2002 by Hussain Sajwani, and members of the founding family hold the managing director and board roles today. It traded on the Dubai Financial Market until 2022, when it delisted; that is reported by The National and we could not find the exchange's own notice, so it is carried as a report and not as a filing.
The consequence is visible in the figures. Where Aldar is listed and files audited accounts, DAMAC states the number of homes it has delivered on its own pages, and on one day in September 2026 its about page, its area guide and its blog gave three different totals. This page carries the newest dated release and nothing else.

Reported by The National on 7 March 2022. We found no primary notice from the exchange or the regulator, so the dates and the buy-out figures in that report are not published here as facts.

No list of what was handed over, where and when exists in DAMAC's materials. There is an aggregate and no breakdown behind it, and the aggregate itself is stated three different ways across the company's own site.
Who signs
The brand is not the counterparty
DAMAC registers its communities to separate project companies, and it is one of those, not DAMAC Properties, that appears on the contract and holds the escrow account.
In the Land Department's register the clusters of DAMAC Lagoons stand under Island Oasis Properties, the first phase of DAMAC Islands under DAMAC Elite Investment, and its second phase under DAMAC Prime Development. The brand is one; the legal entities are several, and each registered project has its own escrow account.
The register also uses its own names for places. Lagoons is filed under Al Hebiah Fifth and Islands under Al Yelayiss 1, not under Dubailand. Ask us for the register entry and you get the entity, the project number and the escrow account, which is the part of a purchase that is checkable.

The sentence a buyer wants is a list: this community, handed over on this date, this many homes. DAMAC publishes an aggregate and no breakdown, so the list cannot be written from anything we hold. We leave the gap visible rather than fill it with an impression.
