One place, two communities, and a register that names neither

Sobha Hartland and Sobha Hartland II sit next to each other in Mohammed Bin Rashid City. The figures on this page are Hartland II's, because that is where the developer publishes them.

The Land Department files this land as Al Merkadh. Mohammed Bin Rashid City is the administrative and marketing name at the level above, and it does not appear in the register at all, so any comparison against the Land Department's own transaction data has to be made on Al Merkadh or it returns nothing.

The first Hartland is finished in part: 2DLD of its projects stand in the register with status FINISHED. Both were registered to a single legal entity, Sobha itself, which is unusual in this market and is the sort of detail that matters when you read the contract rather than the brochure.
