A private developer with no accounts to read: the handovers it has announced with names and dates, the claims carried only as its own, and the project where its releases contradict each other.

The company

Private, so there is nothing to audit

No annual report, no revenue, no balance sheet. Every figure the company gives about its own scale is self-reported, undated and unbroken down, and it is carried here as the company's claim or not at all.

Azizi Developments was founded in Dubai in 2007. Mirwais Azizi is its founder and chairman, Farhad Azizi is group chief executive, and the company's offices and sales gallery are at the Conrad hotel on Sheikh Zayed Road. Azizi Developments is part of Azizi Group, which its own material names and nowhere defines.

Where Aldar is listed and files audited accounts, there is nothing of that kind to read here. So this page is built on two things that can be checked: what the Land Department's register holds, and the handovers the company itself has announced with names and dates.

    Unusually for this register, half of it exists. What the company hands over it does announce, with names and dates, and the Riviera release counts buildings one by one. What does not exist is the other half: no promised date set against an actual date for any project, no breakdown behind the company's own aggregate claim, and no audited accounts to check either against.

Who signs

One name, many registered projects

A community sold under a single marketing name is not a single project. In the register it is a set of them, each with its own plot, its own project number and its own escrow account, and that is what a contract attaches to.

Azizi Venice is the clearest case: 16Land Department registered projects in the Madinat Al Mataar zone under one name, of which the company's releases describe only the first phase. Names that appear in its marketing — a mansion collection, an opera quarter — exist in no register at all.

By the company's own catalogue its master-planned communities are Azizi Riviera in Mohammed Bin Rashid City, Azizi Venice in Dubai South and Azizi Milan, with Burj Azizi announced alongside them, and its projects stand in Al Furjan, Palm Jumeirah, Dubai Healthcare City, Studio City, Sports City, Dubailand and Downtown Jebel Ali. A community in Sharjah has been announced by release. Ask us for the register entry and you get the entity, the project number and the escrow account rather than the brochure.

This is the developer on this site whose delivery record partly exists — and saying which half exists is more useful than either the company's claims or the internet's complaints.

The half that exists: named buildings, handed over, with dates, in the company's own releases. The half that does not: a promised date set against an actual date for any of them, and any breakdown behind the aggregate the company quotes for itself.

So neither of the two easy sentences is written here. Both would be unsupported, and the honest substitute is a construction percentage carried with the date of the release it came from.

    the company says it is building 50Azizi five-star hotels and one seven-star. Not one is named, not one operator is named and not one has opened, so none of them is described here

  • Projects abroad

    completed projects in six countries are claimed on the history page and not one of them is named, so none appears on this page

  • On time or late

    both sentences are barred here. That the company delivers on time is contradicted by its own releases; that it misses deadlines rests on review sites and broker pages we do not accept as sources. What we publish instead is a construction percentage with the date of the release it came from

  • An index of completed projects

    the current site carries none, and an older one did. The list above was assembled by hand from the company's timeline and its releases, and its releases have disappeared from the site before, so ours are kept as copies
