What the register holds and what is being built

A lagoon community beside Al Maktoum International Airport, sold since 2023, with a construction figure for every building and a completion date for none of them.

At the last dated release, on 28 April 2026, Azizi put Venice 3 at 74%Azizi, Venice 1 at 64%Azizi and Venice 2 at 57%Azizi, with the first 14Azizi buildings together at 39%Azizi. That aggregate fell between two earlier releases because the number of buildings in the base doubled, not because work went backwards; the release says so itself, and anyone quoting the two figures as a trend is reading them wrongly.

The setting is sold hard and mostly in the future tense. The enlarged Al Maktoum International Airport was approved by the Dubai Media Office release of 28 April 2024 and, by the release of 15 June 2026, is at piling, earthworks and base infrastructure with operations targeted for 2032. What stands beside the community today is the existing terminal, and nothing on this page describes the larger airport in the present tense.

    The community is not one project in the Land Department's register but a set of them, all in the Madinat Al Mataar zone. Azizi's releases describe the first 14Azizi buildings; the register already holds more than that.

Three published prices, each with the day it was read

Azizi publishes a starting price for the apartments, for the mansion collection and for the smallest retail unit. It publishes no payment plan at all, which means the arithmetic of a purchase cannot be assembled from anything public.

Every figure above is the developer's own and is dated. The company's releases have moved so much between years that a number here without the day it was read would age into a false statement within months.

Name a format and we send what is actually asked for it today, with the date and the source of each figure, and the payment schedule as the developer states it to a buyer.

Being built

Sixteen registered projects behind one name

In the Land Department's register the community is 16DLD separate projects in Madinat Al Mataar, each with its own plot. Azizi Venice 1 is project 2821, Venice 2 is 2820 and Venice 3 is 2799; the sequence runs on through 2800, 2822, 3474, 2956, 2830, 2829, 2955, 3239, 3318, 3297 and 3073, and closes with Venice 15 as 3741 and Venice 16 as 3814. The developer's releases describe the first 14Azizi only, of which 12Azizi were given a concept design by Kettle Collective of Edinburgh; the last two phases appear in the register and in no release. Gaps in the register's own pre-registration codes say that more phases are planned than are registered.
