What was actually announced
Marsa Al Saadiyat was launched on 22 July 2026 by the Abu Dhabi government's own media office, not by a brochure. The release describes a waterfront district of 6.4M m² along 8 km of shoreline, with up to 350 berths and 5.6 km of beach, built for over 58,000 residents.
That release is the only primary document about it that exists. Everything below either traces to it or is marked as coming from somewhere else.
The honest part
What has not been published
As of the last check, none of the following exists in any official material: the sales opening date, the name of the first phase, the areas, the prices, the payment plan, the project number, the escrow account number.
The last two are not missing by oversight. A project number is assigned when a project is registered for sale, and an escrow account is opened when it goes to market. Neither has happened yet — so any page quoting them for this address invented them.
Aldar has issued no further release on the project since 31 July 2026.

Where it sits
The island decides more than the plot
Marsa Al Saadiyat is on Saadiyat Island, a designated investment zone, which is what makes freehold ownership available to a foreign buyer here at all. The museums, the beaches and the universities that give the address its character are the island's, not the project's.
The drive to the Louvre Abu Dhabi is about 20 min on the road network; to NYU Abu Dhabi about 15 min; to the airport about 35 min. These are computed on the road graph, not copied from marketing.
Who is building it
The counterparty behind the address
Aldar Properties is the master developer of Saadiyat, and of Yas, Al Raha and Reem, with a land bank of about 65M m². It is listed on the Abu Dhabi exchange, which means its accounts are audited and public — an unusual amount of daylight for an off-plan counterparty.
What that does not tell you is anything about this project's terms, because none have been published. A strong developer and an unpublished payment plan are two separate facts and should be weighed separately.
