Saadiyat was planned around its museums rather than around its plots, and that ordering still shows. The Louvre Abu Dhabi is about 20 min away by road and 2.3 km in a straight line; the Zayed National Museum about 20 min; NYU Abu Dhabi about 15 min.

5.6 km of beach and a 46 km cycle loop. The corniche is about 25 min away, the airport about 35 min.

Saadiyat is one of Abu Dhabi's designated investment zones, so a foreign buyer holds freehold here rather than a long lease.

The price level, attributed
Knight Frank put Saadiyat apartments at about AED 43,100/m² and villas at about AED 26,500/m², with apartment values up 21% year on year. That is their measurement and we publish it as theirs — we have not audited it.
It is a level, not a quote. No individual address prices from an average, and any figure produced by multiplying an area by a rate is arithmetic rather than a price.

The waterfront district now under way
The largest thing happening on the island is Marsa Al Saadiyat, announced in July 2026 along 8 km of shoreline. Its terms have not been published, and our page about it says exactly which ones.
