A master plan, not a plot in one

Houses, a town centre and a man-made beach on the southern corridor — a different buyer, and a different page, from a tower on the water.

Here the community and the project are the same thing: Emaar is the master developer of The Valley, which is why one company answers for the beach, the town centre and the road inside the gate. On its beachfront community that is not the case, and the difference shows up years later in who is answerable when a promised amenity is late.

Every area below is the developer's own and marked as such; no release repeats them. Read the developer's list of nearby communities with that in mind too — it links a marina on the far coast, which is catalogue navigation rather than geography.

    There are no apartments in the community. The catalogue footer on the developer's page says apartments and villas; that is a template line of the catalogue, not a fact about this place.

Sales have run since 2019 and the shopfront is narrow: on the day we read it, the developer was showing remaining villas in one sub-project out of the two dozen it names.

So the honest offer is not a catalogue of The Valley. It is the current remainder across all the phases, which reaches us through the brokerage rather than off the page, and a calculation on the specific house you pick.

On 12 September 2026 its page named Eden, Nara, Talia, Orania, The Farm Gardens, Elora, Rivana, Nima, Alana, Farm Gardens 2, Lillia, Velora, Venera, Avena, Avena 2, Velora 2, Farm Grove, Kaia, Elva, Elea, Rivera, Vindera, Ovelle and Avelia, with the villas at three to five bedrooms and most townhouses at three to four. That is a shopfront on a date, not a register of phases.
