What the community is, and whose it is
A gated waterfront strip between Palm Jumeirah and Dubai Marina with its own access to Sheikh Zayed Road — a position, which is not the same thing as a duration.
The counts below are the developer's own, and the mark beside each says so. Towers, homes, shoreline and retail come off Emaar's pages as we read them on the day; the two areas come off its release of January 2018 and have not been restated since.
The distinction that matters here is not on any brochure. Emaar Beachfront is a plot inside Dubai Harbour, and Dubai Harbour is not Emaar's: the Dubai Media Office names Shamal Holding as its developer in its releases of 2025 and 2026. So the company selling you the flat is not the company answerable for the harbour's promenade, marina or bridge, and Emaar is a plot developer here rather than the master developer it is elsewhere.

Sales opened in January 2018 and the shopfront is live: the developer prints an asking price against a unit number, which is the most checkable kind of price there is and the shortest-lived.
A price tied to a unit number dies with the unit. That is why the figure beside it carries the day it was read rather than a month or a season, and why we would rather send you today's remainder than reprint last week's.

On 12 September 2026 the developer was showing Sunrise Bay, Grand Bleu Tower, Marina Vista, South Beach, Beach Isle, Beach Vista, Beach Mansion, Address Residences The Bay, Beachgate by Address, Bayview by Address Resorts and The Bristol at Emaar Beachfront. That is a shopfront on a date, not the composition of the community.
